Why would you need a powerflush?

Your central heating system works in basic terms by pumping water around the pipes to each radiator then back through the boiler to start its journey again. Every heating system should have an ‘inhibitor’ added to the water which reduced the risk of sludge building up, however, this is not always the case, and it may have been some time since this was added to your system.

The sludge I describe is just that, it is a build-up of iron oxide which has built up inside your radiators and pipework and this combined with limescale, especially in hard water areas builds up. You could compare this to your vascular system if your arteries become blocked over time, it can cause a stroke or heart attack, the difference being it will be your boiler which will inevitably break down. How do we know there is a blockage? We have thermal heat sense cameras that will detect any blocks so we can show you exactly where they are and how big they are.

You will be glad to know we have the very best tools in the business to combat this problem! Our market-leading power flushing system will combat a multitude of problems. From cold spots on your radiators to a noisy boiler, these can all be problems associated with blockages in your heating system. With our flushing system, we can put a high flow of water through your heating circuit along with chemicals to break down the sludge. We also have a large magnet that catches the iron oxide particles on their way out so you can see how much has built up over time.

A system filter should be fitted with all new boiler installations nowadays, however, if you have an older boiler without a filter, we would suggest having one fitted now at the same time as the flush.

Powerflushing terms & conditions

  1. These terms & conditions are in addition to our standard terms & conditions and should be read in conjunction with our standard terms & conditions.

  2. When requesting or confirming a booking to have a powerflush carried out, you are confirming that you have read understand and agree to be bound by these and our standard terms & conditions.

  3. A Powerflush is a method of restoring heating performance to an old heating system, by connecting a high-performance reservoir pump into the heating circuit and pumping a number of chemicals at high velocity around the system to break down any limescale & sludge deposits (Magnetite). Then pumping the deposits out of the system to a drain, until the system water runs relatively clear. Then a chemical inhibitor is added to the system to help prevent the build-up of sludge deposits in the future.

  4. Although a “powerflush” is the best way to restore and cleanse a system we cannot guarantee to completely clear all deposits from all systems and on very rare occasions the improvement in the performance of a system is limited. If radiators are not able to be cleared, we will remove the radiators and flush these manually. On even more rare occasions, blockages can be so severe in certain sections of pipework, that these sections of pipework may need cutting out and replacing, if this is necessary an extra charge will be made to the customer.

  5. All work carried out that incorporates a powerflush will be carried out in a professional manner following industry-standard methods. Corrosion and Scale cause internal damage to the central heating system and boiler. Depending on how advanced this damage is, leaks may occur during or after the powerflush. The power flushing doesn’t cause the leaks but it can uncover leaks that have been sealed up by the sludge or limescale inside the system which is removed during the power flushing process. Unfortunately, there is no way of telling if leaks are going to occur.

  6. Fen Property Services cannot be held responsible for any leaks that occur or for any damage caused to decorations, furnishings (including carpets), fittings, existing pipework, cylinders or tanks, caused while carrying out the powerflush. Therefore any leaks or damage caused by leaks, are not covered under our guarantee. (However, this may be covered under your house insurance). Whilst the chance of a leak occurring during power flushing is rare, leaks generally occur while we are on-site so we can deal with them straight away.

  7. In the unlikely event that during the power flushing process any leaks should occur, repairs will be carried out at our standard labour rates.
